NUMBER OF LOTS:

BACKGROUND:

The purpose of the replat is to subdivide Lot 1, Block A of the Texas 380 RV Addition (approved on February 14, 2013) into two residential lots: Lot 1R, and Lot 2R, Block A. The City of Denton’s municipal boundary extends through the subject property so that all of Lot 1R and a portion of Lot 2R are within the City boundary and the remainder of Lot 2R is located in the City’s extraterritorial jurisdiction (ETJ). Future development on the portion of the property located within the City of Denton must conform to NR-2 District zoning requirements.

 

PUBLIC NOTIFICATION:

To comply with the public hearing notice requirements, a notification was mailed to property owners within 200 feet of the request and published in the Denton Record Chronicle. No responses regarding the notice have been received to date.

 

STAFF RECOMMENDATION:

The technical requirements of the plat have been met, and the plat is in order as submitted. The proposed plat complies with all subdivision regulations, and staff recommends approval.
