REQUEST:

Title

Consider a request by Allcol Investments LLC for approval of a Final Plat of Lot 1, Block A Meyer Time Addition.  The 2 acre site is generally located approximately 1,000 feet southeast of the Teasley Lane and Old Alton Road intersection.  (FP17-0006, Myer Time Addition, Hayley Zagurski).

BACKGROUND:

The purpose of this plat is create one commercial lot from one previously unplatted tract of land. The subject property does not have frontage on a public street as is required by Denton Development Code (DDC) 35.16.7.B. Section 35.16.7.B.2 of the DDC provides an exception to the frontage requirements for lots where frontage is unfeasible due to existing development conditions. Given the constraints of adjoining development to the north, east, and west and the presence of a floodplain to the south, this lot was determined to be applicable to the above referenced exception, and a public access easement as is shown on the final plat shall serve as sufficient access for this lot.

 

STAFF RECOMMENDATION:

The technical requirements of the plat have been met, and the plat is in order as submitted. The proposed plat complies with all subdivision regulations, and staff recommends approval.
